Metal roof colors Florida: The Florida Guide

By Dale Prescott, Roofing contractor, Central Florida. Reviewed by Hal Winstead, Editor, licensed roofing contractor.

August in Sanford. We were tearing off a concrete barrel tile roof after a storm, and the homeowner kept asking wether the new metal roof could be dark bronze. From the street the old tile looked fine. The deck under the valley wasn't; water had been running under a cracked tile for months, and the wood had gone soft. By the time I climbed down I was soaked, and I remember thinking that the last thing you should pick first is a paint chip. People search metal roof colors florida before they know what's under the roof, but the color only matters once the roof system is sound. Start with the contractor. Check the metal roofing companies in Florida list, then match the licence number to the DBPR roll before you ever open a swatch.

I've run tile and shingle crews between Orlando and the coast for twenty-two years. I've torn off more storm-damaged roofs than I care to count, and I've learned that a metal roof color is not decoration. It's part of how the roof handles heat, how the edges move, and how long the finish keeps it's face. If you're about to buy a metal roof, think of color as the last decision, not the first one. Say all that with a straight face while a homeowner holds a dark bronze chip in the July sun.

Metal roof colors in Florida: start with the sun

A white or light gray metal roof reflects more sun than a dark one. That is not marketing, it's basic physics, and I've been wrong about this enough times to respect it. Dark panels absorb heat and push it toward the attic; light panels send a good chunk of it back toward the sky. The finish matters too. Cheap polyester coatings chalk and fade faster, while a good fluoropolymer finish holds up far better in this sun. No paint is immortal, but Florida is harder on paint than almost anywhere I know.

Color also changes how much the metal expands through the day. A dark roof gets hotter, so it moves more. If the panel system doesn't have room to move, the roof will tell you in the form of oil canning, popped fasteners, or stressed flashings. That doesn't mean you have to live in a white house. It means the color and the roof profile should be chosen together.

The metal roof colors I sell every week

White, bone, light stone, and a silver metallic finish make up most of what I install between Orlando and the coast. The reason is plain: this is a hot, sunny state, and light colors reflect. Terracotta sells well on metal tile profiles because it gives a house the old Florida look without the old Florida leaks. Dark bronze shows up on modern houses and on certain HOA palettes. I can work with all of them. On a bare house with no shade, though, I steer people toward the light end and let them call me boring.

I also ask to see the actual paint warranty, not the brochure. Some colors are harder to match later if you need a touch-up panel. A cheaper coating may look fine in the showroom and chalk out on a west-facing slope five years down the road. Read the fine print on fading and chalking. Ask how the manufacturer handles color variation between runs. That's where the roofing business gets real.

What I would actually do: Get three sample panels in the actual finish you're considering, lay them on your roof in full sun, and look at them from the street, from the driveway, and from a second-story window. Don't judge from a handheld chip. If you can't see the roof from the street anyway, choose the lighter one and spend the difference on better trim or attic insulation.

Dark colors can work, but you own the heat

I'll be straight about dark colors. A near-black metal roof can look sharp, and not every house should be white. Dark panels absorb more heat, they expand more with the temperature, and they'll show weathering sooner on a shadeless west-facing slope. That doesn't make them wrong. It makes them a trade. A standing seam roof handles that movement because the panels can expand and contract without fighting the fasteners. Exposed fastener panels are more likely to oil can and work screws loose, and dark colors make the problem worse.

A guy in Longwood wanted a dark gray metal roof so it would disappear into the oak canopy. I told him to put his hand on the hood of his black truck in July. He ordered the dark gray anyway. His roof, his call. I still respect it, because he made the choice with his eyes open.

What I would actually do: If dark is non-negotiable, choose a concealed fastener or standing seam panel and make sure the attic has real ventilation. A dark metal roof over a well-ventilated attic beats a light metal roof over a sealed-up, wet attic. No color on earth fixes a bad roof system.

A color change is a roof replacement. Treat it that way

Switching from tile or shingles to metal usually means tearing off what's there and changing the whole roof. In Florida, that means a permit pulled at the local building department and an inspection. A contractor who offers to skip the permit is telling you to accept a liability that will follow the house. An unpermitted roof can complicate an insurance claim and a future sale.

People ask me about the old 25 percent rule. Here's the short version: there used to be a rule that if more than a quarter of a roof was repaired or replaced in a 12-month period, the whole roof had to be brought up to current code. SB 4-D (2022) changed that. If the roof was built, repaired, or replaced under the 2007 Florida Building Code or any later edition, only the portion being worked on must meet current code. The 2007 code took effect on 1 March 2009, so older roofs generally don't qualify. The exact answer depends on what's under there, which is why the permit proccess exists.

This is also where I check credentials. Florida roofing contractors are licensed by DBPR. Certified contractors hold a licence with prefix CCC and may work anywhere in the state. Registered contractors hold a prefix RC and may work only in the jurisdiction that licensed them. Look up the number on the DBPR roll and confirm it's active. A pretty color swatch tells you nothing about whether the person handing it to you pulls permits.

Your insurance discount does not read paint chips

Color won't lower your Florida property insurance. What earns a discount is wind mitigation. A wind mitigation inspection looks at roof covering, roof deck attachment, roof-to-wall connection, roof geometry, secondary water resistance, and opening protection, then records it all on form OIR-B1-1802. Florida insurers must offer premium discounts for qualifying features, but those features have to be documented. I'm not a licensed adjuster, so read your declarations page and ask your agent which credit they actually apply.

What I would actually do: Pay for the wind mitigation inspection before you pay for a color upgrade. The inspection typically costs far less than one year's discount, and it has to be done on the finished roof anyway. Send the OIR-B1-1802 to your agent, then look at the declarations page to confirm the discount shows up.

Questions I get asked

What's the best metal roof color for Florida?

A light one, if the priority is staying ahead of the sun. White, bone, light stone, and silver reflect more heat than dark bronze or slate gray. If a style rule pushes you dark, choose a dark color with a quality finish and check your attic insulation.

Will a dark metal roof make my house hotter?

Yes, some, because dark panels absorb more sunlight than light panels. The metal reheats and radiates heat into the air space below it, and you'll feel that more if the attic is poorly ventilated or under-insulated. Standing seam doesn't change the law of heat.

Does roof color affect storm resistance?

No. A metal roof's hurricane resistance comes from the panel profile, the fasteners, the deck attachment, and the roof-to-wall connection. A light gray roof won't protect you better than a black one.

Why can't I just tell my insurance company the roof is good?

Because the discounts require documentation on the standardized form, OIR-B1-1802. An inspector has to verify features like deck attachment and opening protection. Your word, and my word, don't count.

Do I need a permit to change from shingles to metal?

Yes. A roof replacement in Florida requires a permit from the local building department and an inspection, no matter what color you choose. A contractor who says to skip it is not doing you a favor.

How can I tell if a contractor actually knows metal roofs?

Ask them what they'd do with your existing roof, not which color they like. A metal roof's success depends on attachment, expansion, and flashings. Then check the DBPR licence prefix on their paperwork and confirm it's active before they set up a ladder.
