Florida roof illustrating Tampa tile roof replacement cost

Tampa tile roof replacement cost florida

Early afternoon in Valrico, and my shirt was soaked before I opened the torch. The barrel-tile roof looked clean from the street; under the tile, the deck was mush around two bathroom vents and the old underlayment turned to powder when I touched it. Somebody had already replaced the ridge cap and missed the whole problem. If you are asking the Tampa tile roof replacement cost Florida question because a roof has you nervous, that is exactly the situation you don’t want to buy blind. A list of names is only a start, so use tile roofing companies in Florida, then dig into the details the way I do. Actually, bring a moisture meter.

I’m Bud Kettering. I inspect roofs for buyers, sellers and insurers. I get paid to be suspicious. Most of my working life happens in Florida attics with a torch and a moisture meter, and I have been wrong about this before. What I keep learning is that tile roofs fail from underneath. The pretty side is the last place I look.

This post is not an estimate. It’s the stuff I wish more people asked before they signed a replacement contract.

What actually moves a Tampa tile roof replacement cost Florida quote?

Roofers price by the square. A square is one hundred square feet of roof surface. But a flat tile roof over a simple gable is not the same as a barrel tile roof with hips, valleys, and a second story. The shape changes the labor, and labor is most of the bill. Pitch and access matter too. If the crew has to carry tile up a ladder, across a ridge, and through a narrow side yard, the number moves. It moves alot.

What people forget is the deck. You are not paying for tile alone. You are paying to tear off the old tile, haul it away, inspect the wood, replace bad decking, lay new underlayment, set flashings, and then put tile back down. The tile itself is one line. Until the old roof is off, part of the quote is a guess. The honest answer is that it depends on what is under there.

Side gripe while I’m here: I have watched homeowners point at a brown water stain and say, “That’s old.” The stain is old. The leak above it usually isn’t. Roofs do not date their own leaks.

What I would actually do: Get three quotes in writing with seperate line items for tear-off, deck repair, underlayment, tile and permit. Ask each roofer what happens if the rotten wood runs deeper than the first sheet. Then compare those answers, not the shiny total.

DBPR licence prefixes CCC and RC are not interchangeable

Florida roofing contractors are licensed by the Department of Business and Professional Regulation. The roll is public, and the prefixes tell you something real. DBPR licence prefixes CCC and RC are not the same. CCC is certified, meaning that contractor may work anywhere in Florida. RC is registered, meaning that contractor may work only in the local jurisdiction where they are registered. Verify the number is active before you hire. That takes two minutes and it can save you a year of headaches.

The permit is the non-negotiable part. A roof replacement in Florida requires a permit pulled from the local building department and an inspection. A contractor who offers to skip the permit is a contractor to walk away from. An unpermitted roof can complicate an insurance claim and a future sale. I have stood in an attic while a buyer’s inspector asked about the last permit and nobody could find one. The deal got messier fast.

What does insurance have to do with it?

Here is where I stop sounding like an inspector and start sounding like someone holding his wallet. Insurance coverage varies by policy. I am not a lawyer and I am not a licensed adjuster. If a roofer or a public adjuster tells you they know exactly what your policy will do, ask them to put it in writing and point to the exact line. The policy is the only document that answers that question.

Law numbers get thrown around in Florida roof claims. SB 4-D (2022) and Florida Statute 627.70132 come up all the time, and I am not the right person to translate them for you. What I can tell you is that your neighbor’s policy means nothing for your roof. Read your own declarations page.

What I would actually do: Before you sign a replacement contract, call your insurer and ask wether a new roof that qualifies under a wind mitigation inspection would change your premium. Write down the answer. That saving belongs in your cost comparison.

A wind mitigation inspection is the step people skip

Do not confuse the final building inspection with a wind mitigation inspection. They answer different questions. The wind mitigation form documents roof covering, roof deck attachment, roof-to-wall connection, roof geometry, secondary water resistance and opening protection. In Florida, the standard form is OIR-B1-1802, and insurers must offer premium discounts for qualifying features. In my experiance the inspection typically costs far less than the annual discount it can open up.

If your insurance is with Citizens Property Insurance Corporation, ask your agent directly how the form applies. My Safe Florida Home has helped with inspections when funding is open, so that is worth a search on it's own. The main thing is not to let the form sit in a drawer. A new tile roof can be worth money to your premium, but you usually have to send the form to someone.

Questions I get asked

Should I replace the whole tile roof or just repair it?

The attic and the deck decide that, not the street view. If the tile is cracked but the wood is sound and the underlayment is still doing its job, a repair can be legitimate. If the deck is soft, you are just putting new tile over a problem that will find you later.

Is a metal roof over tile a cheaper way out?

Sometimes, but it depends on what is under the tile and whether the new fasteners can reach solid structure. I have seen metal over tile work, and I have seen it done poorly. The only way to know is to open the roof in a few places before you commit.

Will my insurance pay for a new tile roof?

Your policy decides that, and nobody here has read your policy. Coverage varies. If the language is unclear, ask your agent or a licensed adjuster to explain it to you in writing.

Do I really need a permit for a roof replacement in Florida?

Yes. Full stop. Roof replacement in Florida requires a permit from the local building department and an inspection. If a contractor wants to skip that, it tells you how they treat every other rule they don’t like.

Why did my neighbor get a much lower quote than mine?

Because you are comparing two different roofs, and probably two different scopes of work. Roof shape, pitch, access, deck condition, tile type and permit fees all show up in the total. Compare line items, not totals.

What should I ask a roofer before they get on the roof?

Ask for their active DBPR license number and their permit plan. Then ask them to walk the roof and the attic before they write a total. If they won’t do that, the quote is not a quote. It is a fishing hook.
